Step 1: How to list your property on PhilHome.
Contact PhilHome – send us a request that you wish to list your property. Indicate your name, email and cell phone number. It is also helpful to indicate property address.
Step 2:
PhilHome Broker will contact you to make an appointment to see your house.
Step 3:
PhilHome broker will come to your property to meet the owner. The Broker and Owner will fill out an information sheet on the property, discuss pricing based on market area values and sign an authority to sell with commission agreement. Once the legal paperwork is signed (as prescribed by Philippines Law), the Broker will video tape a walk through of the property, take pictures of the property and gather all pertinent information.
Step 4:
The PhilHome Broker will turn all information over to PhilHome Admin. Once the information is received, computer programmers will create your property “For Sale” or “For Rent” page in PhilHome. This service is absolutely FREE! The sellers ad will run until the property is sold.
Step 5:
The PhilHome Broker will direct admin to also list the Sellers property in other Multi Listing Services to saturate the market with your property listing.
Take Note: When the seller initiates an “EXCLUSIVE” contract with PhilHome to sell their property, the marketing online will be much more aggressive than a “NON EXCLUSIVE” agreement to sell.
What is the difference between “EXCLUSIVE” and “NON EXCLUSIVE”?
EXCLUSIVE – means that you have signed a contract with a Broker who is serious about selling your house. This is a term of atleast 60-90 days. After the term it is no longer EXCLUSIVE but the seller can extend. If a Seller signs a EXCLUSIVE agreement with PhilHome, we will use the full weight of our marketing arm to sell the Sellers property in the allotted time. The sellers property will become a “FEATURED” property in the PhilHome Website. PhilHome will also spend money advertising the sellers property in other Multi Listing Sites to increase coverage. PhilHome will also recommend the sellers property to client base.
NON EXCLUSIVE – means that any broker can sell your property. However, PhilHome will still list your property in our website, do a walk through video, take pictures of the property, but will not spend any money to market the sellers property. Take Note: This is because PhilHome could spend lots of money advertising the sellers property only to have another broker use that marketing to bring a buyer whereas PhilHome would receive no commission or compensation.
